@Mike BecherHi Mike,Double entry bookkeeping and the decision making that goes along with doing it (plus how to set up and use the software) is a large knowledge base.An efficient way to learn (about it) would be to hire a CPA to do your books (such as on Quick books) and ask a lot of questions.As an owner focus on understanding the monthly reports they give you, and understand exactly how each line item is generated.For instance if you buy a new Pencil Sharpener (roof, refrigerator, carpet, take out a loan etc...), what does that do to the reports, and what does that mean to you.Good Luck!

I will say, it could be worth considering a shot at an actual software solution built for DIY landlords (1 - 15 units) that helps you to automate some of this (ie. compared to other tools, one that helps you to actually build a single listing and syndicates it to 10+ major listing sites, but also allows you to schedule showings, provides you with super thorough tenant screening options, online digital leases which can be customized and help you by breaking out those fees, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).

Again, you may run into transfer limits with some of those other apps which aren't necessarily designed for the purpose of rent collection but the right landlord software can make this seamless for you.

If you want better insulation, you will want to remove the plater and fur out with 2x4's to allow for insulation.

These programs obviously have access to public data that can do this from within their software, but there isn't a way to do this in bulk.

Some inspection companies have software that they use to document their findings as they are doing the inspection which helps them save time when writing the report.The written report usually takes anywhere from next day to 3 business days after the actual inspection is completed.

Using my STR to LTR converter (credit card fee, self-employment tax, software, OTA fee, paying heat/power and wifi, higher insurance cost, linens, coffee setups, much worse if PM, etc etc) which I say is 25-30% minimum.
