if its all your money and risk. then the 50 /50 split is not warranted at this level.I would want a better split for sure.. something like Hey we pay you set fee and a bonus but no way 5050 at least for me

What goals have you set for yourself?

Title company set to close it but wants a 90 day cooling off period if the seller appeals or something comes up before they will deliver the title and give me insurance.12. almost 3 year later now we close and get our title insurance so we have also have fines to deal with and 3 more years of tax's13.

I got my license so that I had MLS access and could have flexibility setting up my own showings for my own investments. 

How far below market will you need to set your rent to gain residents?

I'm not in FL but if you are in set up mode you could try NREIG; you don't need STR coverage till you host your first guests
