Give the tenant a safe comfortable place to live and fix things promptly .

The key is making it easy for the borrower while making sure your money is safe.  

I normally use Residentresearch.com  but have started using the online application that Zillow has.

The ARV should be around $160k to be safe and needs around $25k in repairs.

If you use an online service you can pay or you can have your prospective tenant pay.

Any repair that can be demonstrated to fall under safe guarding the property should be repaid by the home owner if he redeems the property.I would follow Wayne's advice and ask Denise Evans.
