Turns out I sucked at flipping houses but I'm pretty good at rehabbing multi-unit properties and then holding them long-term, as a landlord.The most important lesson I can share is "you make your money when you buy the property".  

I'd love to chat more to get a better idea of what you are looking for (type of neighborhood, assets available, timeline, desired return..) as well as what why you are investing (buy/hold short or long term or rehab/flip).  

Buy and hold rentals is what I'm thinking, but if a flip were to make sense, I'd be interested.

I plan to buy and hold a 10 unit multi family apartment.  

I'm primarily looking to buy and hold but it seems like Wholesaling might be a good way to get money for properties I plan to hold, etc.  

You could flips homes now to create more instant capital for buy and holds later.
