Because you can shop rates all day long, but the draw process, to me, is just as important as well.

It can help… Shop cabinets suppliers for 20-30% discounts, call wholesalers for LVP flooring, countertops, appliances, etc.

Shop around to get more than one quote to see if your current lender has the best rates/fee's. 

@Aracely Martinez in terms of paint, my account with sherwin williams does all that for me.

The tenants had lots of stuff and the place needed a coat of paint, new flooring and to be empty to show well. 

How have you managed to paint the unit, repair a myriad of damages major/minor that occur with occupancy, etc without any days of vacancy? 

Medium renovation, new paint inside and outside, new trim, new water heater, new cabinets, new shower, new flooring, replaced appliances with new/used.

Your agent should help you potentially connect with a local lender (doesn't hurt to shop around for some local lenders either, I typically avoid the larger companies).I would also say that your probably not going to find "the perfect deal", especially your first time around.
