House hack with additional funding from parents, credit cards, etc. 

I am currently reading as much as I can on BiggerPockets, buying every book I can about creative investment, finding and funding projects.

My thought is that if the 50k gain is immediately reinvested into rental stock, the actual net income is zero, but I’m almost sure I’m oversimplifying things.Assuming the answer is "no you cannot", is there any way to do flips to fund rentals that minimize current tax obligations (dumping 100% of proceeds into solo 401k, and then taking loans from 401k to fund the rental downpayment/repairs)?  

After the bond market crashed, the fund managers started investing in the note and foreclosure markets driving up the prices beyond what other investors were willing to pay.Investors then moved to the HUD market.

We'd really like to start a relationship with a lender that can help us with more long-term funding, as in more than 4.Thanks again!

You just might have  sufficient funds to close? 

I haven't bought a deal for a while but I have accumulated more funds - I'm planning on moving out of SoCal and FHAing a 4-unit wherever I end up, plus I have the money to buy another property in my East Coast market if I see something I like (I'll be back there next month visiting family, arguing down property taxes for my newest property at a hearing, working on my properties).Hopefully these ideas are inspiring. 

Especially since this is not in the best neighborhood you are probably looking at higher than expected costs due to turn over.Also if you go down this road charge High Security Deposit cover your back side because you will be using those funds to make ready the unit when they move out in most cases.

Generally i try and stay away from contracts and deal with straight purchases but given the condition of the house i do not have sufficient funding to buy the house outright.

I’m looking for some specific advice on structuring a small (<$250k) private real estate fund.
