What my brother (our PM) does is to ask tenant's when they're applying what they're favorite restaurant is.

To sweeten the deal, maybe send them out to lunch (paid by you) to a mid-range restaurant while you conduct showings.

You can walk into any restaurant or get on a plane, go into any hotel or any other establishment in the US that says no "pets" or "animals" without repercussion.

We live in a small community and many restaurants, stores have bulletin boards.

I actually work and live in a pretty rural/college area.However if I tell you, in order to qualify for my $6.00 Steak dinner you have to do the following-Be at a predetermined restaurant at 5:00PM on Tuesday-Prepay $6.00-Showup in a red shirt-Be over 60 inches tall-have a 620 Fico scoreThen when you show up on Tuesday tell you "Sorry but someone was more qualified and I am going to keep your $6.00, have a great day".

Instead of gift baskets (which I feel like would take a lot of time and effort), I suggest a gift card to a local store or restaurant.
