The fee is charged to the agents on both sides by their broker....the supposed reasoning was new refs a few years ago requiring record retention (All off Wrs are to be retained for 5 years by the broker, etc).In reality, it’s just an additional fee as brokerages are working on such small margins these days.

[ARV X .7 - Repairs - Wholesale Fee = MAO] However, for a lot of these houses between 100K - 200K range,  I would think flippers would be willing to operate at a slightly tighter margin, since the market is so hot, and they're able to offload successfully flipped houses quickly.

It is quite reckless IMO To OP as long as you have leave reasonable margin, and enough monthly positive cash flow you can still net some deals but you need to be quick.

A house that should be 150-180 is being listed at 250 squeezing the margins so tight.They mentioned if they needed to go below 250, they needed to do a short sale.At this point, I do see potential in the property still.
