Only did the IRS thing twice, the rest I collected on, sooner or later they had something to collect on, or wished to get a loan, etc.My question is when you first rented to them you should have gotten everything you needed to chase them down later and verified the info.Suggest you change your application and verification process.

Two identical properties may look the same, may get the same tenant, may bring in the same gross rent, but the property with new/nearly new Capex items (roof, flooring, HVAC etc) is going to have farrrrr fewer maintenance call outs.

I'll stop, Dion might want to comment along these lines, might not, put just pointing out aspects considered that are part of the 1003 or in the verifications used in originations.Applicable to note buyers as you'd really like to see these aspects documented when the note was originated, that together with loan history really tells a story. :)Anyway, it could be a good spring board for questions that are never asked about notes.Like : Will a husband and wife always be required to be on a note/mortgage together?
