Looking at buying an AS-IS out of state 10 unit apartment complex, listed at 80k (tax value) cash only, I know we can it get for 65.

So if a part of the lease is unenforceable the rest still is.

If your looking for apartment rentals the entire east side is more desirable, if looking for house rentals really most areas work since people all desire houses.

@Zachary Stoll, my guess is the Seller (read: Flipper) over-rehabbed it (for the area), but is still hoping to find an owner-occupier like yourself who'll overlook the fact that the sold comps / usual rents in the area do not support the asking price.Over time, its value will tend to devolve to the lowest common denominator (ie. comps that have not had the same level of money spent on them).Right now, the only thing I see going for it is that you'd get to live in a nice apartment (albeit in a sketchy neighborhood?)

There's a very small sample size for comparable apartments on zillow/craigslist/realtor.com and I was wondering if anyone has any strategies they've used to calculate accurate/conservative rent prices for specific neighborhoods?

I’ve never used it but when I’ve looked at buying apartments that have them it’s a little dicey.

If you're good friends with one tenant and not with another (this applies more for apartments) the "non-friend" tenant that gets hit with a late fee may throw an unjustified fit. 

They may be living with the fiancee’s mom because they could not maintain their own apartment in the past but are not telling you that.
