Do you have a checklist to make sure you factor everything in?

External factors that come to mind I think you should consider are how long it would take to sell your home and the price you are able to sell it for. 

That doesn't mean be fearful but you will just want to factor this uncertainty into your math and be extra conservative.

I’d strongly suggest finding a light rehab for your first one and factoring the cost of hiring a contractor into the deal.

It's another factor to investigate as you analyze the property.

For anyone that buys Multi family..What is the most important factor that you consider?

As of yesterday DSCR was not factored in most mortgages for SFR 1-4 properties but it is a factor to consider with the ability to pay back the loan.

Tenants will consider the pita factor when considering a relocation so if you're confident they aren't going to be able to find a better place for less money, then no concession is needed to keep them there.

Also, don't forget a vacancy factor!

I do know that the income of the tenant factors into the approved rent amount (at least where we buy), so I wonder how much this process varies by area.Either way, appreciate the insight.Thanks.
