Don't bother getting the house in shape, leave whatever you don't want to take, no showings and other headaches, just take your check, your toothbrush, and other valuable possessions with you, and we'll handle the rest.

If they can't bother to email you what they said they would, why would they ever follow through when something important is on the line - like your pending settlement? 

It is such a better look to always hide the fridge any time you can.I might not even have bothered to open the kitchen wall on that house.

Many tenants will not bother to report problems that they feel are insignificant because they just don't know better or do not care.
