I usually don't get a full kitchen, separate living room, front porch and backyard with a hotel room so why should a STR be priced competitively with a 200 SF hotel room that has none of that? 

Budget is for primary and investment properties.My criteria:  looking for a single family with at least 3/2 on a tree lined street with a nice backyard in an upscale, safe neighborhood.  

This is a beautiful house with 5bd/3br in a safe area, nice front and back yards of decent size, plenty of driveway and street parking spaces.

IMO, it's up to investors to keep your investment backyard clean, in other words, keeping the industry players in bounds, following the rules and keeping transaction above board and honest.
