----Don't trust all of the costs associated with renovations as the two people on the show generally have cheaper costs then everyone else because of their relationships with contractors or reputation in the area because of repeat business. 

If I were you I would put it in the rental property calculator here on BP www.biggerpockets.com/calc I think that will open your eyes to the costs that will be associated with the property.  

Junk Fees: need to call each lender and ask what all associated fees will be applied to the loan.

I'm planning on buying a list and starting by a direct mail campaign and in the meantime I'm studying to get my RE sales associate license. 

I'm going to take a look at the Houston Builders Association web site and see if that gives me any ideas.

I'm a new investor with 1 SF in San Antonio Area and want to get connected with like minded investors, so my question to the Bigger Pocket Forum is, is it worth $200 membership fee to become a member of a local Apartment Association. 

Currently, we don't have any students or associates actively working your area, but hope to focus more in your area in the very near future.
