I used to be the guy with a water heater strapped to the top of my Geo, but now have appliances and material delivered or sub out crummy jobs that need a truck like trash out, gravel, mulch, etc.  

The only need fixing is the exterior paint and update the kitchen's appliances,counter top, and washer/dryer.

Trust me, if I have to, I can convince a woman with children, why she doesn't want to rent a house with granite or stainless appliances, which makes my listing more attractive even at the same price. 

Also no major appliance issues.

Rehab included painting and flooring throughout all 3 levels, new appliances, new HVAC system and a ton of minor repairs and fixes.

Rest cosmetic paint, flooring, appliances, etc.

A few weeks ago my rental property experienced a power surge that fried over half of the major appliances (HVAC, range, DW, etc) in every unit.

Clean out dryer vent and add grated cover to dryer exhaust at side of garage5) Repair water heater as suggested in appliance warning on counter in kitchen: "Excessive rust in burner compartment" to restore hot water function6) Remove Shed as it appears to be sitting on the ground and is dilapidated8) Replace carpet in back bedroom due to stains9) Remove rest of exposed plywood under counters away from range and/or cover with trim to make it look finished10) Patch & paint minor drywall damage/ water spots at ceiling and at entry to enclosed porch from interior and some other minor areas

Still need to budget for 2 roofs flat 15 year life span, appliances and hot water heater 12 year life span, boiler 20 year life span, etc.

We found out the appliances were gone!
