You should definitely read David Greene's book on investing out of state for example. 

Would finding a hard-money lender to get into the deal and then refinancing out to a DSCR product (maybe some type of portfolio loan) be a viable solution?

I think this is a great product.

Talk to your insurer, but as long as the work was done by a licensed plumber, I suspect they will give you the green light.

Now there are some logistical items to consider as mentioned above but this is the entire purpose of the 203K loan product.  

I did my part and did a full Matterport 3D scan of the property and set up a detailed contractor bid sheet divided into Material and labor as taught by our guy David Green in his BRRRR book and send it out to 7 different contractor firms.
