I'm going to talk with an attorney next week or so, to begin the process. 

I also use Google drive, so all of the property documents, rehab plan, invoices, etc. are accessible for the investors to view and a spreadsheet on google drive with the property financials and weekly updates. 

I made for myself a little goal of doing many posts weekly so I can learn and be soon.

I also broke it down for myself that if I do 10 a day five days a week it would take me about 9 weeks. (50 posts per week, another 450 posts would be 9 weeks...)

Hi, I’m closing on my first property in La Quinta in a week.

This landed me a listing for next week, May 2018, and 2019.

You could always put it on the market listed as-is for, say, $95-100K for a week or two and see if you get any bites before starting a rehab. 

So in the past 2 weeks I find out the 19 yo supposed daughter of the tenants is not his daughter but I'm guessing a step daughter and she has 2 children 2 yrs and younger. 

@David MoreheadJust my 2 cents, but there isn't anything in any of these seminars you can't learn in a few weeks for free yourself (or by buying 2-3 books for around $10 each + reading free info on sites like BP).Not trying to talk you out of it, but for $10k you can actually buy a rental property in some parts of the country, so I would seriously consider the value you're going to get.
