It's a GREAT book that talks about Resistance which is one of a thousand A.K.A words for fear.

When I'm rehabbing/building a new bathroom, do I absolutely need to apply Redgard to waterproof it or the moisture resistant sheetrock is enough ( purple or green) ?

If the building is large oversized freestanding radiators I'd highly consider swapping it out for a couple of wall mount boilers that are daisy chained together with outdoor temperature reset control. 2x reasons, it can modulate the temperature of heating water on mild days and if the demand is low it only needs to use 1 boiler.

These "friends" that were paying nothing to live with me, with use of the master bedroom, and 5 animals that were supposed to stay outdoors, were guest, they were not tenants.

I don't want to sound like preacher but at same time new investors should know that we all have crossed the bridge in the past and continue to weather the storm when it comes through.
