I'm 20 years old have a job with decent income for my age and living at home so I have virtually no bills.

They pay for that machine, they pay for the time and expenses of running a business.

I recently had 2 separate discussions about washers and dryers in  rental properties. 1. said don't supply renters with washers and dryers they aren't well taken care of and have to be replaced at higher rate than home owners so its bad money spent. 2  said we always provide washers and dryers in our properties replacement is $300 or less and I don't feel comfortable with tenants moving such large objects through the doorways as those machines are big and can ding up the walls and door jams etc. causing potentially more damage than just replacing them ourselves.So there it an argument for either.  

That is how people virtually wholesale.

I opened one with virtually no minimums, no maintenance fees, etc., and paid $11 for checks.

My goal is to scale this portfolio/business to a level where it will crank along without me and become the well oiled machine I set out for 10 yrs ago.  

I am wondering if I should do a virtual staging of the property to show the space before lowering it.

We aren't taking on any jobs yet for others as we are slammed with our own flips right now and still need some time to oil up the construction machine before we start reaching out to other investors to handle the construction for them.

If I don't claim it, there is virtually nothing that can go wrong with the refi.

Virtually all of our tenants pay electronically these days.
