I do believe though that many landlords especially those that don't self manage and don't live near the properties fail to account for their travel and time etc. as part of overhead.. there are lots of ways to cut the real estate pie landlord is just the most accessible to most people so they start there many times.Or I think the play is for those that have rentals in areas that have had massive appreciation roll up last 20 plus years.. that can be worth the pain of day to day management.. but those that buy knowing the properties will probably never go up.. or barely .. that I don't quite personally get..
