Except for the vehicle of a delaware statutory trust (which are not normally thought of as syndications) you must be a tenant in common with the LP or LLC that is doing the syndication. 

As I don't have GC relationships I trust yet what is a reasonable amount of time from "hey I dont know you" to they show up and bid?   

The buyer should hire an inspector (with your direction) that they trust.

Yes but be weary trusting their statistics as they are algorithm based and we all know how well the algorithms worked out....

Hello everybody, I am 2 steps away from closing my first deal, I have it under contract and everything but the title of the house is under a Living Trust, when I escrowed it at the title company they asked me if I could call the owner back to find out if he has a copy of the trust or a will.

But if they are savvy money people and they trust you (which I bet the do), then this seems very doable.

People are not simply going to trust you just because you have a sign on your car, or a T-shirt that says "No really, I won't  scam you no please please please believe me I am begging you".That sign or T, just gets you noticed.
