Any damage to the wallpaper, paint, walls, floors, carpeting, doors, windows, window treatments, light fixtures, appliances, or other improvements to the Property (to include burst water pipes due to freezing caused by neglect or carelessness of the Tenant, his family, or any of his guests), in excess of ordinary wear and tear, shall be promptly repaired or replaced by tenant, at Tenant’s sole expense, so as to restore the Property to the same condition as existed prior to the commencement of the Term.

Now you have a situation where you could have two insurance carriers fighting over who is going to pick up coverage.

I figure I can always go back and run more background checks on people further down the line in the process if something doesn’t work out with the first applicant or two.

I have done about 2k move in and outs, and have about 300 sec 8 and other govt programs, so I know a thing or two :) I just got 800 for a 1 br,950 for a two br. 1275 for a 3 br, but owner pays water so its like 1100.  

Lastly, prior landlord references is key, you want to chat with the last two or three landlords, not just the last one since they are incentivized to get rid of bad tenants.
