That $2,100 in escrowed repairs would technically NOT have to be repaired / fixed ?

Lots of good feedback from other members.  7 low income condos will translate into a lot of property management challenges.  

According to what I have read elsewhere, at a couple properties...that is also about the place that conventional lending starts to become more challenging and portfolio lending and private financing options start to be a better fit.

It's extremely challenging to do that with a listed property.

I came across a community college that held the classes and I completed the course and found out later that it would be challenging being an agent and an investor.

@Brandon UprightIt is the privacy laws, not the real estate laws which make it more challenging to systematically find absentee owners.  

Aside from it being a short sale and I am sure some of you know how difficult these can be, what was even more so challenging was that this property had tenants, the seller lives in Hawaii, US Bank is think is located in the mid west and my Buyer, wasn't a direct relationship but through a whole seller. needless to say thing did not go as planned, but the bright spot is simply this...
