I am wanting to know how I would be able to fund a property without having the cash myself or having a close connection that has cash. 

The excitement I had then ran out when I was lead to believed I would never have the funds available to break in to the industry.

As long as there are separate entrances and sufficient privacy, make sure you're within code. 

When a target property surfaces, be prepared to act on it within HOURS not days.Be prepared to show a solid proof of funds (not a print-it-yourself POF from a hard money site) and to submit a reasonable offer (most likely 97%+ of asking price).And if you have a good agent, you'll get that property under contract and start you due diligence. 

The cost involved would go a long way toward (if not fully fund) a down payment on another unit!

Good evening folks, I'm in contract to purchase a vacant plot of land and I'm wondering what loan options have worked for others as a good option to fund the building project, I'm looking to get around 100k if available, I've heard of construction loans, I could also consider doing a heloc to fund it.

I don't have the funds to buy it and hang on to it until then. 

The commingling funds portion I would get a lawyers opinion.

I pretty much may have to go the untraditional way to get funding, I do not want to, the rates are explosive!
