They would still have to leave there home becuase they have sold it but they do not have the down payment to purchase new home because they have there equity tied up in a 15 year loan.For example,Seller owes bank 40k for payoff on a 139k house. that means that there is 99k in equity right?

Hi, the attorney is correct, the IRS has an imputed tax rate and I believe it's tied to the Treasury index, which might be at the rate metioned, maybe not.

I tend to tie whether I'll pay closing costs to whether the buyer will use my closing attorney (if they use my atty, I'll pay all their closing costs), as opposed to whether they'll use my lender.
