Due to the shifting of the front porch he does not want to replace the pipe in the current location and is recommending laying a whole new pipe and drilling a new line into the house.

@Kevin Romines no problem rent to own option is $5000 option fee - $1500 a month rent - $75 a month concession - $150,000 purchase price 3 year agreement - it's not possible to extend the contract according to my lawyer, this is my first rent to own property so I am unsure why, I have a meeting with her tomorrow it's on my list of questions to ask.My goals are to buy run down property's in decent areas, fix them up to a modern standard then market them as rent to own once the process is complete to refinance and take out hopefully everything I have invested then repeat the process. With this deal I am testing the waters to see if the business model works and how much of my time it takes up (so far it is working but it is also taking up a lot of my time but I feel like I can streamline this process better with more experience and knowledge)The interest rate on this mortgage right now is 5.2% and it's a home owners loan I now need it to be a rental mortgage.the balance is just under $85,000 I am guessing the home is valued at $150,000 Thank you for taking the time to reply to me I appreciate your help.

There are some pretty healthy rental markets here, though I have seen a shift in the market as it has become easier for people to purchase.

The PM company would also be charging a finders fee (if you will) for each property I close with them (for approximately half/one month's rent) for initial efforts and research. The pros that I see to this would be the streamlined process and speaking to primarily one entity/person, and if I'm buying from the PM company, it would be an obvious route to also hire them to manage the property as a courtesy.

And if you think about your corporation as a person working for you that allows you to shift some of the expenses you cover with your pay check over to the corporation. For example, add up your car payment, insurance, registration, and gas.

I know the market started shifting Friday, but as a general comment if you think you've got better rates/options please PM me.Mine being on the same day might be because the escrows started less than a week apart.I'm agree trying to hide things is a plan for disaster - there's too much riding on the deals going through to want to mess around on the funding.

It may not be the most ideal BRRRR, but prior to learning about the dirt floor basement and potential shifting back porch roof, was figuring the numbers worked, would be a good learning experience, and the only time to acquire my neighbor house BRRRR wise.
