Make sure they bring some equity to the deal, even if its only 5%.

Ideally you make some money for your efforts and obtain a valuable education.  

I have a rental with ceiling fans in every room, I am afraid if they start making noise, or don't produce enough air for tenants liking I will get complaints and they will ask me to replace them.

It sounds like the appeal here isn't the deal but the ease/comfort of finding/making the deal.

I would just make sure to be 100%, that is a large commitment going back and forth.
