I've seen properties with tax records reflecting the same bed/bath count yet that same property had been red tagged for illegal additions.

As for as calculating ARV, you will need to find an agent or someone that can provide you with comps for the neighborhood you are looking in, they need to be similar in size (within 10%), number of bed/bath rooms etc.

The property next door is a 3 bed 2 bath rental and recently sold for 87k.I wasn't aware of "imputed interest" i'll look into that asap.

Amazes me it shows average rent for 2 bed apt is 1800, yet there are properties (condos) for sale in the town in the range of $20,000.
