So to this date I have 2 rentals and 1 flip under my belt and have a couple friends who have done very well in the short term summer cottage type rentals such as AirBNB.

So, I did not purchase any properties at the tax sale.  

Animal control could be called on the neighbor.. and I'd make it a point to do just that. 

So far no challenges.

For the short year I owned it I was lucky and the market was appreciating so I executed a cash-out refi.

If so, what would the process look like.

If your job doesn't pay a lot and all of that goes to rent, gas and groceries, it might not be possible.How much you will be qualified to borrow depends on how much you earn, so if your job pays less, you will be able to borrow less. 

Call up a wholesaler, agent, or lender and see if your situation dictates whether you should or should not buy that property, fix it up, take out a HELOC, or invest in that syndication.

However, I had to pay a premium for the exchange property because the market was so hot at the time.

It is 2.875% and so very attractive.
