It is worth a few thousand dollars to take a few minutes to visit with the tenant.Another good reason: you want to check on the condition of the property to help make sure you want to extend the lease and here in Virginia a landlord must certify that the smoke alarms are functioning, to do this you have to actually test each one every 12 months.

There are rules about how many smoke detectors you need per floor area, where the buzzers and flashing lights go, and even what kind of wire you use to hook it up.

I had a few say "I only smoke outside" or "I only smoke rarely."

I did add a minimum of four recessed lights to each room as well as track lights dome lights pendant lights and hanging center piece lights, as well as smoke and carbon monoxide alarms, for this I had to spend some time in the attic anyway.

I just got under contract for a seeming smoking  deal in an incredible location on South Hill, Spokane next to Manito Park.

Sorry man, this lacks any foundation for a sound REI endorsement IMO.Don't blow smoke if you want any credibility.

Non smoking tenants (smokers often break the rules and sneak a smoke inside) no candles and knowledge of electrical appliances throughout the house hugely diminishes risk. 

Obviously this would require non-smoking, quiet and amiable tenants. 

:) its the UBER app for private jets... one time 15k fee .. then you get on the app and you get to fly on their transcon G 4 flights from LA SF LV to JFK  Miami Chicago.. plus all sorts of pop up flights . if you want to bring your spouse or significant other its only 3,500 to 5k one way.. so for 10k the two of you can fly in a G 4 round trip coast to coast.. that is a smoking deal.
