So wholesalers sending thousands of pieces of direct mail a month, and running real businesses finding leads of people willing to sell who hadn't actually listed yet?  

Most Agents add an unnecessary level to the mix, and one more hand looking for a piece of the pie.

Once I bought my home I always considered another piece of income property, I just wasn't able to take that other leap of faith for the loan and extra mortgage costs. 

My office has what I believe a prime piece of real estate for our area and I think it would be perfect for something like a small outlet mall or one of these big box hunting stores or something along those lines.

Any pieces of advice when I go to look at the property.  

Obviously starting on the low end and reinvesting, creating a stable base from which we can build upon is the investment piece.

First piece of advice is to trim up your own personal financees, read a lot of books, and learn.

I'm looking at putting a piece of land under contract using seller financing.

For appreciation I'd also prefer to own a park on a prime piece of real estate in a hot market than a SFH in a weak rust-belt town.

I have looking at a house on a large piece of land that I am thinking to sub-divide and build new homes on.
