I paid an attorney to file a quiet title action with the courts.

Do the first thing and the next action will be revealed.  

You'll kill yourself trying to work stuff out to that level and won't take action and then miss out on all those super valuable mistakes your in for.

You are not manipulating them when you have the right intention to help the person that you are influencing to take action and invest with your team.

Collect all of the relevant documents (the original lease, any notices given to the tenant, and the lease termination agreement), and schedule a consultation now, and determine the best course of action so you are ready to pull the trigger on November 1st. 

If so, what do you use as your rejection reason on their adverse action letter?
