Treat all space as rental space.

I want to know if I am I limited to using existing openings (doors, windows) to connect new spaces, such as a laundry room.

To answer your question on the market in 2015-2017 decline (really late 2015 to mid-2016 based on operating rigs), there was indeed a sharp decline in rents and occupancy (a potential positive for SS when people move into smaller places and need storage space). 

Buy at a discount and convert the space to something that is in high demand.

You are better off running the RV park as a long term rentals.When you convert you will probably lose 2 RV spaces for 1 MH space.
