Here in Denver, we have "Civic Center Eats" where they do this on certain days during the week throughout summer => http://civiccenterconservancy.org/and we have various bars/micro breweries around town that will call in food trucks to park outside the bar so they get around the restaurant laws.

I am bit pessimistic about the whole short term rental business. in Seattle where I live, city is going to pass new law to restrict one listing for vacation short term rental. it's just matter of time they will shut it down completely. the biggest challenge of this business is government regulations.

I have a restaurant for sale that will have tons of customers in the future but sales aren't great now... ;)I think buildings should be bought and sold based on current performance not future speculation.  4-plexs still fall in the residential category of comps rather than just income evaluations.

There is a Mexican restaurant in San Francisco that is really popular and the guy that is the owner/operator bought it in the 1970's and if he rented it he would more than likely not have been able to keep up with the rising cost of rent in the bay area...and been forced out of his current location like so many others who were only renting their office/house/apt/business/etc.
