Re lease break fees.... check your local laws - it is usually only 1.5x rent and you have to mitigate damages in good faith 

If that's agreeable you reduce it to writing in a simple agreement and include a mutual GENERAL release of claims; then it's over forever.Most reasonable people would agree this is the right way to handle this.
