investing in Mobile homes for cash flow

What are your thoughts? I decided I wanted to start off locally by investing in cash flow. So I wanted to start with mobile homes, What are your experiences (Pros and Cons) in purchasing mobile homes to rent out? They seem to be in my current price point because I just don't want to put 25% on a home with an interest rate of 7 to 8% monthly payment. So my strategy is, to buy a mobile home for cash, cash flow it and build the money I need to finance a multi-unit out of state.  But I heard there are eternal fees and most are 55+, Will they have an issue with me renting with section 8? All advice is welcome, please.
