As a flipper, you will need to know a lot about managing jobs, proper construction techniques, permitting, inspections, building code, etc. 

Furthermore, the backyard of this house slopes down into a ravine; however, that can be fixed with fill dirt, retaining walls and the proper drainage systems.  

It would be easier to have a larger park with more income..If your thinking about it make sure you have the proper reserves or insurance.. and make sure you dont cheap on your due diligence on evaluating the well and septics and know the replacement costs including replacing the pumps.. and how frequent the well needs to be monitored to abide by EPA standards..

Hey Justin, that's awesome that you've been working in the industry for several years already, understanding how to properly screen tenants/manage properties is a huge component of owning rentals.

That will be a heavy price to pay to fix and will only keep coming back until fixed properly.
