The promise of a future washer and dryer will not entice buyers.

Anybody else read the Multifamily Millionaire and then find out that the income and expense calculator they talk about in the book is nothing like the one they provide or am I missing something?

@John Underwood we are just not OK on him promising something and not following up.

Once we secure the home we'll get 5+ quotes from contractors on the job and will give it to the one who can promise the fastest finish time at a competitive price. 

So I asked the association for a quote, and they promised to return me a quote.

With all that said, the area looks promising so I invested for the future. 

I was confident that this was a promising purchase since during the two-week closing period I received 3 offers for the property between $160,000 - $170,000 to take over the deal.Cash Invested: I put forth $24,000 for the down-payment and a further $12,000 for renovations.

I'd like to present the gifted funds with a strategy to the hard money lender.Should I promise $25k back after refinancing then guarantee $10k back or something like that?

(And if you think you may have any potential leads that you aren’t already planning to look into yourself, I’d appreciate anything you’re willing/able to share).In terms of first-time buyer and owner-occupied programs, I’m casting a wide net and have found a few leads that seem promising (HDF and CHFA are the two I’ve read most about, along with a few that were recommended during the “Pre-Purchase” class I recently took through a Bridgeport-located real estate association).

I'm still a ways from picking the market I want to be in, but I've looked in OH, IA, GA, AL, TX and a few other states and have found a number of promising locations, especially if you look outside of the major cities.
