RentManager has a really good accounting module, so if you use RentManager, I don't think there's a need for a separate accounting program.

The process is to flip the cash (you don't flip properties, you flip cash...and make no mistake,...the property isn't the true asset, you cash is) through SFH as described above, then build your cash to roll it into the NNN for the long hall.You have to have a plan, and that plan must be based on numbers with $$$ in front. 

However, I am in the process of working with a group of investors and we plan to scale our business. 

Don't ever sell unless you have a rock-solid plan to invest in something that produces a better return or moves you closer to your goals.

Aloha  are you planning on being a Real Estate Agent as well as an Investor? 

Our main plan is to get a bigger house in near future (4-5 years) and keep this house as a rental property. 

The plan would be to partner with local hospitals, insurance agencies, businesses, etc. and incorporate great amenities, where I would imagine I could make a better return, but that's where I'm struggling to determine how much better than listings in Furnished Finder.
