The "getting in touch" with tired owners part is becoming hard to do.

It's simply easier for an investor and their hired professionals to keep track of one infinitely scaleable entity as opposed to many entities (possibly from many different states with different requirements for compliance, etc.) 

Network your a@@ off with different RE professionals in your area.

Real estate is a rollercoaster of a ride and if you're in it long enough, you will see it all.If you diversify your revenue stream with 5 properties making up your ROI as opposed to just in one, now all of a sudden "that one" vacant property has a far less significance on your bottomline.I always tell me investors that the party starts after property #7 as that is when you start replacing the national income average through cashflow generated by your portfolio.Why cash only? 

A guy in Bangladesh will probably charge you very little to do a professional logo.

These are professionals with additional training and a stricter code of ethics.

Do your due diligence have all the information ready and ready in a professional presentation and most of all don’t be discouraged by the word no.
