Last December, we had a huge electrical problem and the tenants were without power for 3 days.  

Prices drop and those of us with liquidity pick up the pieces at pennies on the dollar.If you have cash flow, you have staying power, and can make it through the bad times. 

I’m not overly concerned for a 5 day waiting period for the funds to show up, but I would like to have tools available to me as the landlord to see things like the payment is in process, payment history, etc.

Also, probably doesn't need to be said but make sure its a hard wired for power camera with the switch or power source inaccessible to the guests so they can't turn it off.

This can be a very powerful way to tap into your equity. 

I think the reason why David & BP are such big fans of it is not because of the interest rate, but by using it as a tool to leverage up to get your next property.
