In need of an official tenant lease in Colorado.
So I bought a 3/3 townhouse in Louisville Colorado last year. I'm renting out the other two rooms and I am in need of a solid leasing form that I can fill in my specific provisions in addition to all the material you typically see on every lease. After some google searching I'm having hiccups finding free "official/legal" leases for Colorado that I can alter and use for my tenants. I've been using Cozy for rent payments and screening.
I was curious where you all get your lease(s) from, if they're free, easily altered for my requirements, if they're legitimate and legally binding, etc. and perhaps what sources you go to to find state/city specific information on leases.
