Cash flow, appreciation, ability to force equity through refurbishment, better deal making (short sales, wholesale and other things that are not really buy and hold) can all be used if that is what the market will support and you really know you can ride out corrections.So, when seeking advice as to what people do understand it comes with a bias which can be very much a reflection of the market they operate in.

The main reason for the granules is actually to reflect heat and UV from the asphalt in the roof which gives it the water resistance, and flexibility to endure many years of weathering.

I agree, your business card says a lot about you as a person and investor IMO.I do think there can be such thing as being TOO different (I probably wouldn't use a florescent yellow business card with reflective red letters), but I scratch my head when someone hands me a business card that's obviously been torn out of a sheet of paper, printed on an old inkjet printer that's running out of ink...

From an innovation standpoint, we will no longer be the greatest nation on the planet in a few years, and the economic success of this country will reflect that...In fact, if you quantify innovation as a percentage of GDP, I'd guess we no longer are the most innovative country on the planet...

Austin does have positive cash flow investments but with a solid 50 year history of slow and steady appreciation along with huge job growth still to come with major firms like Amazon, Oracle, and a enormous UT Medical Research Center that will bring tens of thousands of new jobs, the future is very bright and some of the prices reflect that potential growth.
