Regarding the septic approval, my understanding is that systems are rated for number of bedrooms under an assumption of usage and per person usage.

When I am looking to buy properties, I have to walk through personally to not only see the aesthetics but also the systems and layout which are hard to evaluate from pictures.

I don't know the rent amount or security deposit amount but if they're not paying, many times they don't have the money.

Can I just let them choose how they want to get the money into the account?

If you have no debt and can save up a bit more money, before getting to the equity loan.

So, while taking into consideration the age and condition of the damaged item at move in and the time the tenant was renting for is a factor, I personally don't think using a strict IRA depreciation schedule makes sense.

Nice area though and properties probably will hold their value as long as kids go to school in person at a building/campus. 

I am personally a big fan of Cincinnati for its growth and potential.
