Tenants tend to take advantage of that relationship with the direct owner and it will work perfect with the LLC in place.You can also be a self manager and outsource certain pieces. 

People look at your rental, tell you they love it and it's perfect and they'll be the best tenants ever...then they move in and start complaining about all the problems they want you to fix.I give them a disclosure, verbally and in writing, that says they've been given the chance to inspect and are accepting the property in "as is" condition.

We aren't perfect, but the forms have been tailored to all our specific issues over the years.

Even if it isn't a perfect match, once you get it a similar colour, it will look better.

Unfortunately, with an older house it is not going to be perfect and issues are going to happen.

I suppose it could be a typical pipe that looks exactly like a column right down to the color but.......Why would a pipe have those two perfectly drilled holes in them? 

I always wonder why folks would do this for 10 to 15% when you can buy perfectly good already performing new origination's. 

Fix and flips are inventory property.I recommend working with your CPA to make sure that you're tailoring your tax strategy to your needs.It doesn't always make sense to expense to the bone.
