I'd recommend just using your 401k and ira and possibly a SEP IRA and not changing that setup until you no longer have W2 jobs.

Put your time in, pay your dues, learn as much as you can in trade for the brokers cut and then after 3 years get your own brokers license and set up your own shop.

I am planning to add a bathroom and a bedroom down there but was wondering how I'd go about adding the bathroom since the sewer line is above the ground as won't be able to use gravity to do its thing.The washing machine setup is very weird on that side as the wastewater goes directly into the sump pump, never seen this before.
