Hope to be able to participate in one, or all, of them eventually.

As they say whatever goes around comes around plus why would you participate in something that would harm a person's hard work and earnings to save a few extra dollars?

If it is solely a marketing platform for realty clients I would think it would be disappointing because people here are looking for that discounted property that is harder and harder to find because you are selling something that is being priced by a market with many active participants.

Just remember you cannot be involved in any kind of active participation in whatever you do.

There are lots of ways to participate as an investor.  

Some (read: mine) just wants to know what sausage we are buying and why :) Trying to force shared enthusiasm or participation in real estate for them could be the equivalent of trying to get me to like The Real Housewives...
