I will explain the contract and the risks to them FULLY and then we will sign the contract thereafter only if the person wants to proceed.I look at this just like if I was leaving my parents house and asking them to help me out with a down payment on my first place to house hack.

Most of my units are 1 bedrooms, which tends to lead to tenants with no children, in fact HUD guidelines allow for requiring a max of 2 occupants per bedroom, therefore only an adult couple, or single parent with 1 child.
