I've recently been looking through county records and getting mailing addresses for people with say 10 or more properties in my area and have even sent a few letters out with contact info.

And no, i wont be using my hands on the job, well, maybe i do, with a pen and paper to record daily reports and etc.Margins.

I also have the optionee/buyer record a 'memorandum of option' instead of the full option to purchase.  

If it's more than that, we figure out how to put some structure so everyone gets to meet folks they'll be excited to meet.Personal opinion: it probably doesn't make sense to ultimately aim for a separate organization outside the existing REI groups, but we all have BiggerPockets in common and it'd be nice to meet others on here.  

I also volunteer for various organizations. 

My social media track record for myself has been outstanding.

(You might not want to try this approach if you are a soft sale because they will be very good at what they do, and they are a good option for people desperate to sell who want to offload a problem).Partnering with an expert is not a bad idea if they have a proven track record, can sell the property without paying listing commissions (they will need to be licensed) and if they will put the renovation money up and manage it. 

I do want to transition into multi families and specialize in them eventually, but I'm wondering if it would be better to do another SFH prior to establish some kind of track record.  

How confident are you that the folks at the current title company really dug around in the county records office, either for that document or for something that would lead to it?

Because judgments will not be sought, thousands upon thousands of rent default records will remain hidden from public view.
