I've recently been looking through county records and getting mailing addresses for people with say 10 or more properties in my area and have even sent a few letters out with contact info.

If it's more than that, we figure out how to put some structure so everyone gets to meet folks they'll be excited to meet.Personal opinion: it probably doesn't make sense to ultimately aim for a separate organization outside the existing REI groups, but we all have BiggerPockets in common and it'd be nice to meet others on here.

(You might not want to try this approach if you are a soft sale because they will be very good at what they do, and they are a good option for people desperate to sell who want to offload a problem).Partnering with an expert is not a bad idea if they have a proven track record, can sell the property without paying listing commissions (they will need to be licensed) and if they will put the renovation money up and manage it.
