@Alex Forest the only “positive” reason as opposed to the very valid negatives people have mentioned is quite simply lack of scale in the area.

If your plan is to build wealth focus on total return of the investment as opposed to simply cash flow. 

Not excited about this option but also not opposed; I would prefer to have the option to walk away.

So in my opinion at least in my area I’d prefer to purchase an occupied building as opposed to an empty one.
